If your Genie garage door has a torn, flattened, or missing bottom weather seal, we stock Genie-compatible replacement seals on our trucks and can typically install them the same day we arrive. Weather seal replacement in Austin usually runs $90 – $180 installed, depending on door width and whether the retainer channel (the aluminum track that holds the seal) needs replacing too. You’ll usually spot this problem the day you notice daylight sneaking under the door, or when water starts pooling on the garage floor after one of our spring downpours.
That bottom seal does more than keep rain out. It blocks Austin’s dirt, leaves, and the occasional scorpion looking for shade. When it fails, your garage becomes a bug highway and your cooling bill climbs. Marcus Ellery has replaced hundreds of these on Genie doors across Austin, from Barton Hills to Pflugerville, and the failure he sees most often is UV rot from our unrelenting sun beating down on the south-facing side of the door.
Which Genie Models This Applies To
Genie has used a few different retainer styles over the years, and the wrong seal simply won’t grip the channel. Most residential Genie doors built after the mid-1990s use a T-style retainer, where the seal’s T-shaped spine slides into a matching aluminum track. The two T-sizes you’ll find are 3/8″ and 1/4″ wide at the spine. If you hold a tape measure to the old seal’s T-end, you’ll know which one you need. If the seal is too mangled to measure, we match it by pulling the old one and test-fitting before cutting anything.
This applies to Genie’s IntelliG, SilentMax, ChainMax, and legacy TriloG series doors, plus older Genie-branded panels from the 1990s. One gotcha: Genie’s commercial and carriage-house lines sometimes use a bulb-style seal held by side screws rather than a T-channel. If your door has visible screws along the bottom retainer, you have the bulb type and it’s a different seal entirely. We carry both, but it helps to know before we arrive.
On the OEM versus aftermarket question: Genie’s factory seal is good quality, but there are equally durable aftermarket seals made from the same EPDM rubber compound. The material matters more than the brand. Austin’s heat demands EPDM, not vinyl. Vinyl seals crack in about two seasons here. EPDM holds its flexibility through 100-degree summers and the occasional ice storm.

Signs Your Genie Weather Seal Replacement Is Failing
- Light visible under the closed door. Run your hand along the floor inside the garage at noon. If you can see daylight through gaps, the seal has compressed or torn and isn’t touching the concrete. This is the earliest and most common sign.
- Water on the garage floor after rain. Austin’s flash storms create standing water that finds any gap. A failed seal turns your garage into a drainage basin. Check for water lines near the door base after the next storm.
- Leaves, dirt, or bugs inside the garage. The seal is the bottom edge of your garage’s weather envelope. If you’re sweeping up more debris than usual, or finding roaches and scorpions near the walls, they’re walking right under the door.
- Visible cracks, flattening, or missing chunks. Run your eyes along the seal. UV and heat cause EPDM to crack at the fold points first. If the seal looks chewed, brittle, or compressed in one spot for weeks, it has no memory left and won’t recover.
- Higher energy bills or a warmer garage. In Austin’s summers, a garage that’s exchanging air with 105-degree outside temps forces your home’s HVAC to work harder. A failed seal contributes to that heat load, especially on attached garages.

AfterReplacement Cost & What’s Included
In Austin, you should expect to pay $90 – $180 for a complete Genie weather seal replacement, parts and labor included. Here’s the honest breakdown of what drives that range:
- Seal material: $25 – $55 for EPDM T-style or bulb-style seal, depending on length. A standard 16-foot door needs two 8-foot sticks or one 16-foot roll.
- Retainer channel: $20 – $40 if the aluminum track itself is bent or corroded and needs replacement. We carry lengths on the truck.
- Labor: $45 – $85, which includes removing the old seal, cleaning the retainer channel of grit and old adhesive, cutting the new seal to exact length, and test-fitting the door under load.
The price you’re quoted is the price you’ll pay, in writing, before we touch the door. That’s part of the Kingswell Guarantee that every Bramwell Garage Doors Austin job follows. If the seal fails within the 365-Day Done Right Promise window, we come back and replace it at no charge.
DIY or Call Us?
Replacing a T-style weather seal is one of the few garage door jobs a motivated homeowner can technically do without risking injury, provided the seal slides freely from the retainer channel. If the old seal pulls out cleanly and you can thread the new one in without forcing it, you’re in good shape. The place DIY goes wrong is the retainer: if that aluminum track is bent, corroded, or screwed into a door that’s out of balance, you’re now working under tension on a 200-pound panel, and that’s where a trained technician makes sense.
If the seal is stuck, the retainer is damaged, or the door doesn’t close evenly, call us at (325) 246-2936. We’ll match the seal to your Genie door, install it, and confirm the door closes flush on both sides before we leave. If I wouldn’t leave it on my own garage, I’m not leaving it on yours.
FAQs
In Austin’s climate, you’ll get 5 to 8 years from a quality EPDM seal before UV exposure and heat cycles degrade it. Doors facing west or south take the worst beating and may need replacement closer to the 5-year mark. The old vinyl seals some builders installed in the 1990s and 2000s fail in 2 to 3 years here. Call us if you’re not sure which material you have.
No, a torn or degraded weather seal cannot be reliably patched. Glue and tape fail within weeks, and the crack propagates from the repair point. The seal is a sacrificial wear item, and replacement is the only method that restores a proper floor seal.
Most Genie weather seal replacements run 30 to 45 minutes from setup to cleanup. If the retainer channel also needs replacement, add 15 to 20 minutes. We include vacuuming the old seal debris from the floor before we pack up.
Yes. Our technicians carry both T-style sizes (3/8″ and 1/4″), bulb-style seals, and replacement retainer channels in standard lengths. We also stock compatible seals for LiftMaster and Chamberlain doors, so if a different door in your home needs attention during the same visit, we can handle it.
No. The written price covers the seal, the retainer if needed, and the labor. It does not change after our technician inspects the door. If we discover the door itself is out of balance or has a separate issue, we’ll quote that as a separate written line item before any additional work begins.
If your Genie weather seal is shot and you want it handled by a crew that backs the work in writing, call Bramwell Garage Doors Austin at (325) 246-2936. You’ll get a live person on the phone, a scheduled arrival window, and a written price before the first tool comes off the truck.
